Permanent Lighting
We install the InvisiLights® permanent lighting system: individually addressable RGBW LEDs seated in a slim aluminum channel that's color‑matched to your fascia. By day it disappears into the roofline. By night it's whatever you want it to be — warm white for everyday elegance, team colors on game day, full holiday color in December.

Prices are starting points for standard single‑story rooflines in our service area. Steep, multi‑story or tile roofs, long runs and custom programming are quoted after measurement. Reservation fee is credited toward your project.

November fills first. A $199 reservation holds your spot on our calendar, is credited in full toward your project, and is refunded if we can't serve your property.
Reservation fee is applied to your invoice. Fully refundable if your property is outside our service area or a design can't be agreed.
How It Works
We walk your property (in person or by video) and map out where permanent, seasonal, and landscape lighting make sense.
You get a photo mockup of your own house lit up, plus a clear proposal — fixtures, placement, and pricing — before anything is installed.
Licensed crews install clean, code‑compliant wiring and fixtures, tuned and tested before we leave.
Seasonal takedown/reinstall and year‑round maintenance keep everything running and looking sharp.

Barely. The aluminum channel is color‑matched to your fascia or soffit and sits tight under the drip edge. From the street it reads as trim. Send us a photo of your house and we'll show you a mockup with the track on.
Permanent lighting starts at $22 per linear foot installed; a typical single‑story front is 120–180 ft. Seasonal holiday lighting starts at $10 per foot with a $1,500 project minimum and includes takedown. We measure from satellite imagery, so you get a real number before we visit.
It holds your install date on our calendar during the busiest part of the season. It's credited in full toward your project and refunded if we can't serve your property or agree on a design.
Yes — takedown between January 2 and 31 is included in every seasonal price, along with mid‑season bulb replacement. We can also store your lights off‑season.
Permanent channel is fastened to the fascia with color‑matched screws — no roofing is penetrated. Seasonal lights use clips, no nails or staples. Our crews carry ladder stabilizers and fall protection on every job, and we're fully insured.
Very little. A 150‑ft InvisiLights® run draws less than a typical porch light. Seasonal commercial‑grade LEDs use about 90% less than incandescent strings.
Permanent systems are covered by a 5‑year manufacturer warranty and we service them. On seasonal installs, mid‑season service calls are included — text us a photo and we'll be out.
Yes. Fascia‑matched track is usually approved without issue; we'll provide product specs and a daytime photo for your HOA packet.
Yes — from the app on your phone: scenes, schedules, sunset timers, and holiday presets. We set it up with you on install day.
